This industrial complex was built starting in 1958.
The property stands on a 24,000 m2 plot of trapezoidal shape, fenced with a concrete wall and overlying prefabricated panels on all sides, except the roadside which is topped with a metal railing.


WAREHOUSES:
The warehouses consist of two main blocks. The larger one is in good condition and ready for immediate use. The second block to the northeast requires renovation.
The complex comprises buildings constructed in different eras with varying typologies, but overall they have been joined together in an organic and technically sound manner, forming a solid, functional industrial structure. The main structure of the warehouses is metal, and there are no structural columns within the bays.

Constructed with a reinforced concrete structure, brick infill, and a walkable flat roof. The ground floor comprises storage, a cafeteria, changing rooms, and restrooms, while the first floor houses offices with restrooms. In good condition, the electrical system has been redone, and the flooring and walls have been repaired.


OUTDOOR AREA:
Most of the land not occupied by buildings is partly asphalted and is used as a yard for maneuvering areas and storage of materials and partly kept as a green area.


Access to the property is through a large automatic gate from Corso Romania, a strategic area between the Conad/Leroy Merlin - ToDream - Settimo Cielo and Torino Outlet Village shopping areas.
